This Privacy Policy explains how Florida Real Estate Administrative Services, Inc. ("FREASI," "we," "us," or "our") collects, uses, discloses, and protects information about homeowners, website visitors, and other individuals who communicate with us. It applies to our website at www.freasi.net, to our telephone and text-message communications, and to information we collect in person or by mail.

By using our website or communicating with us, you agree to this Privacy Policy. Please also review our Terms of Service, which include our messaging terms.

1. Information We Collect

Information you give us directly

  • Contact information — your name, mobile and landline telephone numbers, email address, and mailing address.
  • Property information — the address of the property, occupancy status, and details you choose to share about your mortgage, title, liens, or the status of any foreclosure proceeding.
  • Correspondence — the content of forms you submit, emails you send, letters you mail, and text messages and calls you exchange with us, including notes our staff make about those conversations.
  • Documents — any documents you choose to provide to us, such as mortgage statements, court filings, or correspondence from a lender or servicer.

Information from public records

We obtain property, ownership, lien, judgment, and court-docket information from publicly available government sources, including county clerk of court records, county property appraiser records, and official records of the State of Florida. This information is public by law and is not confidential to us.

Information collected automatically on our website

When you visit www.freasi.net we may automatically collect your IP address, browser type and version, device type, operating system, referring page, the pages you view, and the dates and times of your visits. We may use cookies and similar technologies for site functionality and basic analytics. You can control cookies through your browser settings; disabling them may affect how parts of the site work.

2. How We Use Information

We use the information described above to:

  • respond to your inquiries and requests;
  • contact you by phone, text message, email, or mail about your property and about the services you have asked us about;
  • evaluate whether and how we may be able to assist with a specific property;
  • prepare, negotiate, and administer agreements and transactions;
  • maintain internal business records and manage our lead and case files;
  • operate, secure, and improve our website;
  • comply with applicable law, court orders, and lawful requests from public authorities; and
  • establish, exercise, or defend legal claims.

3. Text Messaging and Mobile Information

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

To be explicit about what this means:

  • We do not sell your telephone number or any other personal information. We have never sold it and we do not rent, trade, or license it.
  • We do not share your telephone number, your SMS opt-in, or your consent to be contacted with any third party for that party's own marketing, advertising, promotional, or lead-generation purposes. This includes other investors, wholesalers, lead buyers, marketing agencies, data brokers, list vendors, affiliates, and lenders.
  • Your mobile telephone number and your consent to receive text messages from us are used only so that we may communicate with you.
  • We do not use your mobile information for automated decision-making or profiling.

Text messages you exchange with us are handled by the telecommunications provider that carries our business line. That provider processes messages solely to transmit and store them on our behalf and is not permitted to use your information for its own marketing purposes.

Stopping text messages

You may stop receiving text messages from us at any time by replying STOP to any message we send. We will send one confirmation message and will not text you again unless you ask us to resume. You may also reply HELP for assistance, or contact us using the details in Section 12. Opting out of text messages does not remove you from other forms of contact; see Section 8.

4. When We Disclose Information

We disclose personal information only in the following circumstances:

  • Service providers and subcontractors. We use vendors who perform services for us, such as telephone and text-messaging providers, email and file-storage providers, customer-relationship and case-management software, accounting services, and IT support. These vendors may access information only as needed to perform services for us, are bound by contract to protect it, and may not use it for their own purposes. As stated in Section 3, mobile opt-in data and consent are never shared with third parties for marketing or promotional purposes.
  • Professional advisors. Our attorneys, accountants, and insurers, where necessary and subject to duties of confidentiality.
  • Parties to a transaction. Where you have asked us to proceed with a specific transaction concerning your property, we may share information necessary to complete it with title companies, closing agents, escrow agents, trustees, lenders or loan servicers, and county recording offices — and only to the extent needed for that transaction.
  • Legal requirements. Where required by law, subpoena, court order, or lawful request by a public authority, or where necessary to protect our legal rights, enforce our agreements, prevent fraud, or protect the safety of any person.
  • Business transfers. In connection with a merger, acquisition, reorganization, or sale of assets, in which case the recipient will be bound to honor this Privacy Policy with respect to information it receives, including the mobile-information restrictions in Section 3.

We do not disclose personal information for any other purpose without your consent.

5. We Do Not Sell Personal Information

We do not sell personal information, and we do not share personal information for cross-context behavioral advertising or targeted advertising. We do not receive payment or other consideration for disclosing personal information to any third party.

6. Retention

We keep personal information only as long as we have a legitimate business or legal reason to do so. In general we retain inquiry and lead records for up to three years after our last contact with you, and records relating to a completed transaction for at least seven years, or longer where a longer period is required by Florida or federal law, by our insurers, or by a pending or reasonably anticipated legal claim. We then delete the information or render it unreadable.

7. Security

We use administrative, technical, and physical safeguards designed to protect personal information, including access controls limiting information to personnel who need it, password protection, encrypted transmission of our website forms, and secure storage of paper files. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

8. Your Choices and Rights

You may, at any time:

  • Stop text messages — reply STOP to any text from us.
  • Stop all contact — tell us in writing at info@freasi.net, or by phone, that you do not wish to be contacted again by any method. We will record your request and honor it.
  • Request a copy of the personal information we hold about you.
  • Request correction of information that is inaccurate or incomplete.
  • Request deletion of your personal information, subject to information we are required to keep by law or to complete a transaction you have asked us to perform.

To make a request, contact us using the details in Section 12. We will respond within 45 days and may need to verify your identity before acting on a request. We will not discriminate against you for exercising any of these rights.

9. Third-Party Websites

Our website may link to websites we do not operate. This Privacy Policy does not apply to those sites, and we are not responsible for their content or privacy practices.

10. Children

Our website and services are directed to adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us with personal information, contact us and we will delete it.

11. Changes to This Policy

We may update this Privacy Policy from time to time. We will post the revised policy on this page and update the effective date above. Material changes affecting how we handle your mobile information will not be applied retroactively to information we already hold without your consent.
