Often yes — but check your listing agreement first. Most Florida listing agreements entitle your broker to a commission on any sale during the listing period, and some extend past it. Talk to your agent. If it helps, we can structure an offer that accounts for the commission so you can compare the two paths honestly. We won't ask you to break an agreement you signed.
We look at what comparable homes in your neighborhood have actually closed for in the last few months, the condition of your property, and what it will cost us to get it market-ready. We'll walk you through that math. If the number doesn't work for you, that's a normal outcome and there's no pressure.
No. We buy as-is. Leave whatever you don't want — furniture, appliances, whatever's in the garage. You don't need to fix the roof or the AC, and we won't come back after inspection asking for a price reduction on things we already saw.
