While you don’t need an attorney to work with us, we always welcome and encourage conversations with your attorney regarding our process. If you don’t currently have one, we partner with experienced foreclosure attorneys who would be happy to offer a consultation and help guide you through your options.
While we encourage you to explore all of your options, we normally find that after the foreclosure judgement is entered in the court, and a foreclosure sale date has been set, that there are extremely limited chances to stay in the home. We often research and prepare our solution for clients while they execute all other choices they may have. We often step in when those options have been exhausted, and remaining in the home is not feasible.
It is not too late. Many times, we have worked with people who have an attorney and a sale offer in place. It is disheartening when we find out the contract fell through, because the sale offer is not a guarantee, and real estate transactions have many caveats- many offers don’t make it closing. You may be left at the last minute with no options if the real estate transaction does not occur in time to beat the foreclosure sale. Unfortunately, the banks do not care if you had an offer if it did not close in time. You still lose the home and your credit is still negatively affected.
While bankruptcy can offer temporary breathing room, it’s usually a last resort, not a cure for foreclosure. It brings significant long-term financial consequences and may still lead to losing the home.
We hear this regularly and we can feel your pain and apprehension. We are different because our no-nonsense approach will uncover the truth around your legal and financial situation with the bank. Our experience allows us to tell you the truth.
